Hello my friends and welcome to another Tuesday of tutorial!

I am Leonardo Pereznieto and today we will draw a landscape

with fountain pen.

This landscape will have a lake on the lower part of it.

So I begin by drawing the line that divides the grass and earth, from the water.

Since this ink, cannot be erased, I am doing the lines, the lightest I can

as a sketch.

For this, most of the time I flip the pen around.

And the I make all over them, a little bit ... wider, with the pen

used normally.

The bark of these trees have the bottom part, a little

bit darker and then some darker spots, but most of it is lighter

… close to white.

As you see for the long parallel lines, vertical ones, I´m not doing them solidly.

They are a bit broken or dotted that´s because I don´t want them

too evident, I don´t want them to show too much.

I´ll make some small branches, coming from the main trunk.

And the shadows I make them with short lines, that usually follow the shape, of the trunk

or the part that I am doing.

And let´s draw some grass!

We continue sketching trunks and rendering the shade.

I love drawing trees! it is so relaxing, and I love so much drawing with

a fountain pen.

Specially the feeling of how it glides on the paper.

This little drawing will be pretty simple, and I think easy to do.

But so enjoyable.

And let´s draw some faraway trees over there by the horizon.

Very good!

I try to keep those as light is possible, so that they

look more faraway.

And what is closer will be a little bit thicker.

Now, the reflection of the water.

This is one of my favorite parts.

We have the shadow of the grass and its reflection on the water.

And also the reflection of the trees of course.

I do this with curly lines.

Hello Everybody, Welcome to a new tutorial!

Today we are going to be doing a miniature soap

The first thing we're going to do is to cut the soap

In small pieces!

Next, we're going to put the soap

In a Microwave-safe Container

and then, we put it in the microwave for 30 seconds

I'm using parchment paper to form a mold :p

Now we take the bead,

Insert the bead in the hot glue

and wait for it to dry!

Let it dry completely, before you take it out of the mold :p

You can experiment with different shapes and sizes!

DIY Pom Pom Hair Accessories Without Wool Yarn | Pom Pom Hair Ties and Clips | I Wear A Bow - Duration: 3:21.

Hi, I'm Bonita! So today I wanna share how I made pom pom hair accessories!

Cut out fur fabric into a circle shape.

Then we're going to sew it around with running stitch.

After that, pull the threads but don't close it yet.

Next, stuff it with pillow stuffing.

Then pull the threads again until it's closed,

and sew back and forth randomly just to secure it.

To attach the hair tie, I glue it with hot glue first.

Then I cut a piece of felt and spread all purpose glue all over it.

And then stick it to cover the hair tie.

This is to make it more secure and last longer.

I also do the same with a hair clip.

I think the felt is a must, even though we've already used hot glue.

But sometimes hot glue doesn't last that long and easy detached.

Hi all and welcome to this presentation of the Stalker Evo facial protection mask from Ultimate Tactical

The one is available in 12 colors and camos, to meet a maximum of tastes

This Stalker Evo mask will be delivered in a plastic pouch

The model that was sent to me is OD

This mask is composed of a central part which is a painted metal grid and 2 side pads on the side of the cheeks upholstered fabric

The finish is good, the seams are clean

The mesh part can be slightly twisted to better fit the shape of your face

The lateral parts are finely padded but sufficient to protect

Inside, those ones offer a breathable coating

At the back, the attach system is based on 4 lenght adjustable elastics connected to a very thick material rectangle

This system has the advantage of offering a very good hold on the head regarding to systems with only 2 straps

The upper and lower parts, close the nose and chin, offer a relatively soft coating to the touch

On screen, you can see the difference between, on the left, a classic mesh mask and on the right the Stalker Evo mask

The protection is a little less on the cheeks and neck

But the feeling of comfort is really uncommon, the pads on the sides are very nice and my nose is not crushed

With goggles as a visual protection, it is even more visible regarding level of comfort, the Stalker Evo nicely follows the curves of this one

Another big advantage of this mask, since the lateral parts of it are soft, we have much less embarrassment to aim with our bb gun

In the end therefore, I have a very positive opinion on this Stalker Evo mask

It is light and comfortable to wear with a good fastening system

It follows very well the curves of the face and you will be able to aim with your bb gun with much more ease, and all that without neglecting its own corporal safety

Hi, this is George Pino.

I'm the CEO of Commercial Brokers International.

I wanted to talk to you a little bit today about what I see forecasted in the first quarter

of this year.

I promise not to really talk about politics, but I am going to touch a little bit on the

election -- and -- but also the Chinese investment, about what we're seeing in the multifamily

housing market and office rents.

After the elections, the markets in general were pretty bullish with the new president...

Trump being elected.

I see this continuing after the inauguration of last week and will continue to this year,

with very bullish investment behavior with the real estate markets.

I believe that the initial interest rate increases are going to affect the investment community

in a positive manner.

I see this as getting people off the table that were, perhaps, waiting for the bottom

of the interest rates -- and they're actually starting to see them rise and the expectation

of actually rising over another 100 basis points over the next year -- having them really

come off and start looking for investments right now and taking advantage of still historically

low interest rates.

We've already seen a little bit of a decrease in interest from foreign investors, especially

in the Asian communities and China included.

I see that probably more stabilizing a little but moreso, but really not at its peak levels

that we've had in the past few years.

The Santa Monica multifamily market is a very interesting segment.

People are a very bullish on it.

There's been a recent article where Santa Monica has the highest rents in the nation.

So, of course, that's bringing in some investor interest across the board.

However, coupled with lower sales volume, as far as number of transactions over the

past few years -- I think that we're actually seeing a little bit more of a stabilization.

With that and the increase of interest rates that we're expecting, I don't anticipate any

major changes, but at the same time, I don't see that the markets are going to be going

up substantially in the near future.

The Westside has always been in demand for tech companies over the last few years and

I don't see that changing.

What I do see changing, however, is that they are expanding their areas where, historically,

it started off in the Venice submarket, expanding into Santa Monica, really now pushing into

Playa Del Rey and Culver City.

You see a lot of developers right now really setting the pace and getting ready for the

Culver City market to really take off and I see that actually happening, especially

with the new Google campus adjacent to them right there in Playa Vista, off Jefferson.

Westside office rents should remain strong over the first quarter of 2017, there's still

pretty high demand here, although we have seen some of the highest rent growth for office

rates within the area, with office rents about $5.38 per square foot, for Class A office

space, full service gross, which is about 20-25% higher than other popular submarkets,

such as Playa Del Rey or Hollywood.
