What's up guys, Rogue-9 here and in this video I will be taking a closer look at the guns in Apex Legends.

We have run some tests to determine their individual damage capabilities, rates of fire

and reload times to help you make better informed decisions when it comes to looting.

Which guns are worth picking up and which ones are best avoided unless you have no other choice?

Let's go and have a look!

As always, you can access the spreadsheet I have created via a link in the description

below if you want to follow up on any of these stats for yourself and do keep in mind that

these stats are for the basic guns without any attachments.

Weapons in Apex Legends can be grouped together in two different ways.

We can group them by their ammo types: Light, Heavy, Energy, Shotgun and Legendary or we

can group them by weapon class, i.e.: Pistols, SMGs, assault rifles, shotguns, marksman rifles

and machineguns.

There is no damage drop-off over distance in Apex Legends, so your guns will do the

same damage at all ranges and the general rules of thumb are that Light ammo weapons

do the least damage, then Heavy and Energy guns, then shotguns and finally the two legendary weapons.

At the same time, within those ammo types, pistols and SMGs are weaker than assault rifles,

then machineguns, marksman rifles and shotguns.

And single shot damage is definitely an important factor, especially in close quarters combat

when there is cover to use.

Jumping around a corner and being able to get off up to 110 points of body damage or

165 headshot damage in a single shot with the Peacekeeper can be a massive advantage,

especially if you can pop back into cover to stay safe while you prepare your gun for the second shot.

In the right circumstances, single shot damage trumps damage output per second (or DPS) but

only if hitting your shots in a frantic gunfight is feasible, so with that in mind, let's

look at some of the close range powerhouses first.

The stats you will see on screen for each gun will be their names, ammo type, magazine

capacity, body shot damage, headshot damage, rate of fire, reload times broken up into

full reload from empty and tactical reload with at least one bullet remaining and last

but not least, the body shot damage output per second.

Top of the list here, with the highest damage per shot and a very respectable fire rate

as an added bonus, is the Mastiff legendary shotgun.

Quick tip here: for a couple of the shotguns (the Peacekeeper and the EVA-8) the spread is fixed.

That means that aiming downs sights will not affect your spread pattern and you will have

an equal chance of hitting your targets while shooting from the hip.

But for a few weapons, aiming down sights will improve your spread which on the one

hand of course means that you will need to be a little more accurate with your fire but

on the plus side, it means that you have a greater chance of landing most if not all

of your pellets on target.

The Mastiff legendary shotgun will get a 50% spread improvement when you aim down sights,

as will the Mozambique shotgun pistol.

The Triple Take three shot marksman rifle spreads quite a bit when you fire from the

hip but gets an impressive 80% spread reduction when aiming down sights, allowing you to do

full damage even at long ranges.

So with the Mastiff, it can definitely make sense to ADS, especially if you need to reach

out to medium distances although of course like with all shotguns, close range is where it really shines.

The reload time for the Mastiff depends of the number of shots you end up adding back into the gun.

If it's only a single shot, you will take just over half a second and then and extra

half a second for each further shot until a complete reload which is 4 shots, which

will take around 2.7s.

The Peacekeeper comes in at a relatively close third spot in terms of damage per shot before

the pack starts to separate out a bit more.

EVA-8 shotgun is the fifth most powerful gun overall and its improved fire rate compared

to the Peacekeeper can definitely make this another decent choice in close range peeking battles.

And after that, the single shot damage of the remaining guns is nothing really special.

The Wingman heavy pistol and Mozambique shotgun pistol still do 45 points of body shot damage

but the fire rate of the Mozambique and the controllability of the Wingman make these

guns challenging to use in frantic gunfights and I'm not really a fan of either of them.

But with the hardest hitting guns out of the way, let's now move on to the DPS because

in theory, the faster you can dish out the damage, the more likely you are to win your gunfights.

The Devotion energy LMG is easily one of the best weapons in the game despite having a variable fire rate.

This odd machinegun starts off shooting quite slowly but then the rate of fire speeds up

as you continue your burst.

The average rate of fire across an entire 44 round burst is around 700 RPM and that

means that you can do almost 200 DPS to the body and 397 to the head of an opponent.

The fire rate from around the 15th shot and onwards maxes out at around 816 RPM which

can give you an even more impressive DPS value of 231 and 462.

Long story short, in terms of putting out the pain, the Devotion is one of the best

guns in the game, especially if you find a turbocharger attachment which reduces the

spin-up time of the gun and allows you to shoot at the full fire rate sooner.

Next up we have a pretty surprising entry with the R-99 light SMG.

In terms of its damage per shot, it is almost the lowest in the game but the excellent fire

rate of almost 950 RPM more than makes up for this and results in outstanding damage

output per second.

SMGs have amongst the slowest muzzle velocities in the game which makes hitting shots at longer

ranges quite challenging but at close to medium ranges, this little SMG can absolutely shred your opponents.

A capacity of only 18 shots and the 1.5 headshot multiplier are weaknesses of the gun but all

in all, this is not a bad choice to run with.

The Mastiff's fire rate might not be in any way comparable to some of the full auto

weapons but combined with its power, it still results in one of the highest DPS values you

can achieve with any gun in the game.

Unsurprising really, considering that we're talking about a very rare legendary weapon.

It's meant to be OP.

Not far behind this though is the Prowler Burst PDW and this is a bit of an odd gun.

Many websites I have seen giving their opinion on the guns in Apex Legends will rank this

SMG pretty low but at this early stage, the Prowler is one of my favourite guns to use.

My fire rate and DPS calculations here are for the burst mode, so if you can add the

select fire attachment to this gun, you will be dealing with a seriously powerful firearm

(definitely one of the best in the game) and it is absolutely deadly at close to medium

range and can even be a nuisance to your opponents at longer ranges.

Just make sure you don't go overboard with the covering fire because the heavy ammo tends

to be a bit challenging to get a hold of.

If you have the chance to grab a Prowler, I recommend you do so at any opportunity.

The Spitfire heavy LMG is another excellent choice.

One of the few weapons in the game with a decent capacity of 35 shots and very good

damage and fire rate stats give you a lot to work with at most ranges, as long as you

have some semi decent optics to allow you to reach out a little further.

As a machinegun, the Spitfire also gets the full 2 times headshot multiplier which will

make accuracy extra rewarding.

The only weakness you will face is relatively long reload times, so it will pay off either

have some cover to work with or to carry a decent backup weapon.

And the list goes on in that way.

I would say that down to around the 150 DPS mark for body shots, you'll be working with some decent guns.

The R-301 Carbine, the Hemlock Burst AR and the VK-47 Flatline are all very reasonable

choices with all-round decent damage and fire rate stats.

The only remaining gun that stands out at the top of the list in terms of DPS is the

Wingman heavy pistol.

On paper, this gun should be great.

It has high damage and a very decent semi-auto fire rate which both result in a very good DPS stat.

But I personally really find this gun much less useful in practice.

When aiming down sights, the gun model (and its sights) will whip upwards with every shot,

making it difficult to track your targets while firing at the maximum fire rate.

And in my personal experience, hip-firing even at very close ranges is not really all

that viable either.

I have had engagements where I put all six bullets from this damned gun straight at an

enemy, basically at touching distance, and nothing hits.

Maybe I just need more time and experience to figure out how to properly use this thing

but so far, I have been left disappointed after literally every gunfight.

But like I say… maybe that's just me because on paper, this thing looks great.

Once we go to the bottom end of the table in terms of DPS, ironically we will find some

of the most powerful guns, including the legendary Kraber .50-CAL right at the very bottom.

The fire rate of the Kraber is so slow, that it takes over 2s to load the gun in between

shots and even though each shot will deal a massive 125 points of baseline damage to

the body, the DPS still only comes up to a laughable 58.

At long range fighting, this sniper rifle is unmatched.

You can really deliver some pain with this gun, especially if you catch an opponent standing

still and you can deliver a headshot.

But in close ranged, frantic gunfights?

You either need a serious dose of luck in terms of delivering a headshot on the move

or some god tier skill because every shot will count.

Slightly better in terms of DPS but even harder to use at close ranges (IMO) is the Longbow heavy DMR.

Damage per shot from this gun is very decent but while the fire rate is quicker than for

the Kraber, it is still painfully slow with almost a second between each shot.

Once again, this gun is a dedicated long range weapon and as long as you keep your distance,

this rifle can be an excellent tool for you.

But if you end up fighting up close and personal, you better bring a reliable backup gun because

this one won't be of much use to you.

And finally, to round out this list of great guns that end up with low DPS, we also have

the Peacekeeper towards the bottom of our list.

This doesn't mean that it's a bad gun.

You just need to make sure that you land your shots and that you have cover to work with.

The Triple Take energy marksman rifle is a little higher up the table when we sort by

DPS and it is a very good choice at longer ranges but just like with all of the other

marksman rifles, the short range utility is limited.

Firing three shots at once and being able to take advantage of larger spread when hip

firing plus a fire rate that isn't completely terrible make this gun a little more balanced

and therefore probably one of the best marksman rifles overall.

It does more damage than the Longbow for each shot (as long as all three bullets hit) and

it has a higher fire rate and faster reload.

As unimpressive as its DPS stat may be, the Triple Take is a great long range weapon that

isn't completely useless at closer ranges.

With that, we've now discussed almost all of the guns in turn with only a few mediocre

and less desirable specimens remaining.

The G7 Scout is not a bad gun at all, it's just not really a master at anything.

It's ok at long ranges but not nearly as good as the more dedicated marksman rifles

and it's ok at close ranges but not as good as many of the high DPS weapons I listed in the beginning.

If you don't manage to find one of the other marksmen rifles, it can definitely pay to

pick up a G7 alongside another weapon just to give yourself a little bit of reach but

all in all this gun is just a bit too "middle of the road" to really allow you to dominate.

The RE-45 full-auto light pistol is very weak and even though it has a pretty respectable

fire rate, this gun is really only good at relatively close ranges and even here, the

damage output does not really impress.

And the same kind of goes for the Alternator light SMG.

It trades a bit more power for a slower fire rate and ends up with the lowest DPS for any

fully automatic gun in the game.

During early parts of the round when any gun will do, these choices are better than nothing

but I would definitely recommend trading up to a different light ammo gun or even a different

gun altogether at the earliest opportunity.

And last and IMO also least, we have the Mozambique shotgun pistol and the P2020 light semi-auto pistol.

These weapons really are two of the bottom tier guns in the game and should only really

be used during the early stages of a match when you need just any gun to be able to defend yourself with.

Once you've survived the initial drop and the early engagements, you need to switch

to more useful guns ASAP.

The P2020 does not convince at all with a small magazine, low damage, low muzzle velocity

and mediocre fire rate… this gun really has almost nothing going for it except for

a very quick reload time for both full and tactical reloads.

The Mozambique may have a bit more power for each shot but you only have three to go with,

plus the fire rate and reload times are pretty abysmal.

Yeah, the only way in which you are winning a gunfight against a competent player with

the Mozambique is if your opponent has no gun at all.

So there you have it, each and every gun discussed.

To summarise: Obviously the two legendary guns are great in their individual roles and

you should use them whenever you can but apart from them, the Devotion energy LMG is definitely

one of my overall favourites.

For heavy ammo, the Prowler or Spitfire are definitely top contenders although the Hemlock

and Flatline are very good options as well.

Light ammo guns are all in all the most common but also the weakest weapons available but

in terms of DPS, the R-99 or even the R-301 Carbine can definitely hold their own at close to medium ranges.

The marksman rifles are worth picking up for some long range capability with the Kraber

at the top, followed by the Triple Take, the Longbow and then the G7 as an all-rounder.

At close range the Peacekeeper is absolutely devastating but the EVA-8 is also ok.

Roswell UFO Hieroglyphs - Duration: 10:29.

The Roswell crash of 1947 is an event that will always be interesting to many.

A fact about the bizarre incident which captivates the imaginations of people is the recovery

and following press conference that showed the artifacts that were said to have been

recovered.

Amongst this debris were beams, these beams had strange symbols engraved on them.

These symbols or hieroglyphs have been compared to those found in ancient Egypt and they have

been a hotly debated subject among UFO researchers.

These however, are not the only reported alien hieroglyphs, there have been similar symbols

described from a number of different UFO incidents.

The Rendlesham encounter is a famous British UFO sighting when a triangle shaped alien

craft was seen and was reported as having similar symbols imprinted on the metallic

ships surface.

Along with the discovery of long lost ufo in a British museum.

Those who witnessed and recorded these symbols have been trying decipher the meaning behind

them.

So what have they learned and have they decoded an alien message?

Let's take a look

Welcome to if……………….

Almost everyone, even those with the vaguest of interest in the subject of UFOs have a

little knowledge on what occurred back on 8 July 1947.

On that fateful day "The Roswell Daily Record" published its front page article, with the

now famous headline "RAAF Captures Flying Saucer On Ranch in Roswell Region", birthing

on of the biggest legends in ufology.

Today, many ufologists consider the "Roswell incident" to be one of the most well documented

bodies of evidence that shows how the US government routinely covers up the existence of extraterrestrial

life here on Earth.

Others say that the whole thing is a fantasy based on an actual secret military project.

On June 4, 1947, a secret government program named 'Project MOGUL' launched.

It saw a balloon carrying microphones designed to triangulate the location of Soviet atomic

bomb testing.

It would achieve this by monitoring the sound waves carried

in the zone between the troposphere and the stratosphere, about 50,000 feet up.

The test was not a success, the balloon was said to have crashed.

This crash being the catalyst for the UFO story in Roswell New Mexico.

Matt Brazel a local rancher found mysterious debris in early July of the same year.

Brazel told the local newspaper the Roswell Daily Record that he and his son spotted a

burning light in the sky they followed the path of the object and found where it had

made impact with the ground.

They discovered a large area of bright wreckage made up of rubber strips, tinfoil, a rather

tough paper and strange sticks.

The sticks were said to be covered in strange markings, these markings would come to known

as the Roswell hieroglyphs.

What could these glyphs be and mean?

The designs reportedly seen on the I-beams that Brazel found were recorded in a rendition

of original drawings made by Jesse Marcel in July of 1947.

Who is Jesse Marcel?

That's a whole other story, Jesse Marcel Jr, who handled debris from the 1947 crash

of an unidentified flying object near Roswell, New Mexico.

His strange life is a topic that we could look into in another video let me know if

you would like to see that.

So what do these symbols mean?

A book named "The Dancing Wu Li Masters, written by Gary Zukav provides a basic introduction

to quantum theory.

Included in the pages are a series illustrations from a classic textbook on quantum physics.

This book titled "Modern College Physics by Dr. Harvey White."

The books diagrams represent the various forms taken by electron clouds in hydrogen atoms.

There are a diagrams which show similarity in characteristics to these mysterious glyphs,

one example are those of Milo Wolff.

When taking the ten figures drawn by Marcel and assign them a number 1-10.

(Images numbered) You may notice a pattern form numbers 1, 4,

and 5 are very much like the Electron Cloud diagrams L-1 and possibly M-1.

Number 8 is exactly like L-2.

And although they are not totally identical, possibly in a transitional stage, numbers

3 and 6 are similar to L-3.

Does this show there is a link between Marcel's I-beam recreation and these hydrogen diagrams.

If so, what were quantum mechanical diagrams doing in the New Mexico desert in 1947?

Could they been some type of engineering instructions, or maybe a warning like we see on earthly

vehicles.

The Roswell UFOs anomalous beams have been said to be a hoax, debunkers claim it to be

nothing more than cheap novelty tape used to stick the balloon together.

This seems unlikely to me for two reasons, one a well-funded black budget program like

project Mogul would use something from a local store in its construction.

If the balloon was top go down, as many say it did, who ever found the debris could easily

trace it.

If this was to have happened over Russia it would have not been difficult for them trace

and locate where the US was testing its secret projects

The second is the appearance of these glyphs at other UFO incidents.

If these are secret government projects, has the small toy store at which the tape was

purchased back in the forties become a major supplier to governments of the world?

If so, this tape must be something special, Gaff tape may be about to lose its crown!!

So what other reports do we have where these hieroglyphs have also been seen?

A 'chilling message' in CIGARETTE TIN found at London Science Museum could link to Roswell.

A UFO named "The Silpho UFO" has been discovered in the dust filled archives of

London's Science Museum.

The strange artifact found hidden in a small tin cigarette box.

This "minute UFO" was discovered on Silpho Moor North Yorkshire, way back in 1957 ten

years after the Roswell incident.

The metal disc is reported to be 16 inches in diameter, weighs about 22lbs and is inscribed

with hieroglyphics these are similar to those I have just talked about found at the Roswell

crash site.

Found within the Silhpo UFO was a book of 17 thin copper sheets, each of these sheets

covered in yet more strange hieroglyphics.

Local man Phillip Longbottom has made claim that the hieroglyphics have been translated

into a 2000-word alien message.

An alien called Ullo wrote the texts to warn that Earth is under serious threat from nuclear

weapons, the copper sheets contained the chilling message:

"You will improve or disappear."

These remains of a tiny alien craft were initially sent to the Natural History Museum in London

anomalously back in late fifties.

This after reports of a bizarre late-night sighting of between 30 and 40 UFOs in the

area.

Experts said it was probably an elaborate hoax because they could find no evidence that

the metal had come from somewhere else in the solar system or that it had suffered damage

from the high temperatures encountered upon entering the Earth's atmosphere.

However Air Chief Marshal Lord Dowding did believe the object was from outer reaches

of space.

He personally examined the object in 1959 and said it was a real "miniature UFO".

We can draw some parallels to our activity in space and our languages here on something

I looked at in the video linked above March 2, 1972 Cape Kennedy Pioneer 10 was

launched.

So the revealing of a message hidden in the Roswell hieroglyphs would be almost be impossible!

hi my name is Bill and today I'm going to be showing you how to replace the screw for

the user interface on your dishwasher the reason why you would have to do this is because

the screw is damaged missing or broken for this repair we'll be using a screwdriver with

a VT 15 star bit as well as a 3/16 inch nut driver warning before doing any repairs please

disconnect your power source so this the dishwasher we're going to be using for this demonstration

it's a Whirlpool now keep in mind yours at home might be a little different than what

we have here but the same technique should still apply also keep in mind we don't have

a counter top for this so we're actually using some weights to keep it weighted down so it

doesn't tip over on us so you might want to consider that when you're at home and if you

have to take out your dishwasher make sure that you're not doing anything to tip it over

and make it fall on you when you're doing a repair as well so the first thing we're

going to do is open up our dishwasher here so the next thing we're going to do is we're

going to take all of the screws out of the door here so now that we have all of the screws

out what I'm going to do is I'm going to lift up the door a little bit kind of get it back

into place however once I get about here you can take this door off and separate the two

halves do that nice and carefully because there are still a couple wires on the inside

that connect them but there's this wire right here and we're going to unplug that from our

control board here and all we really need to do is just pinch the two sides here and

then pull it out so right here's our user interface it's this white piece right here

and you can see it's screwed down we have a bunch of screws in it however we're missing

one right here so grab your new OEM replacement screw and if you don't have one already you

can find it on our online store and now we'll out our screw back into place and we'll tighten

it with our 3/16 inch nut driver and you don't want to over tighten it cause that's all plastic

right there so you just get it in there and tighten it until it feels like it's secured

in there don't need to go too much though and now we'll plug in our front console assembly

into our control board and we'll lift up on our front panel and slide it into place on

the front of the door here and now I'm going to open up the

door and I'm going to put the screws in the front

two corners first and that'll help hold the whole door together and then I can get the

rest in close up your door and your repair is complete finally don't forget to plug in

your appliance if you need to replace any parts for your appliances you can find an

Team Building 102 How to Grow Your Real Estate Team Beyond Your First Hire - Duration: 29:27.

Welcome, thank you for joining me today

for Team Building 102,

Growing Your Team Beyond Your First Hire.

My name is Vanessa Rosenblum

and for the last 15 years, I've worked with real estate

agents and teams to help them grow their businesses

through strategic hiring decisions.

My company, Pro REA Staffing, is a nation-wide

search and placement firm and over the last 10 years,

we have placed over 800 candidates

with real estate agents and teams

across the United States and Canada.

And I have placed about 1,000 candidates.

Maybe a little bit more over the course of my entire career.

My purpose behind creating today's webinar

is to share what I've learned about growing

thriving, highly productive real estate teams

over the course of those 1,000-plus placements.

So, if your goal is to build a team

that generates more net income and gives you more freedom

and flexibility for as little stress and headache

as possible then this webinar is for you.

Today's agenda is broken into four parts.

I'm going to assume that you have the fundamentals

of hiring down, I mean, this is Team Building 102 after all.

So, I'm not going to touch on the ins and outs of hiring.

But we will talk about building the foundation

of your business first.

And then we'll talk about how to develop

your administrative support staff

so that they can support your sales growth.

Then we'll talk about adding sales agents to your team.

We'll talk about how to prepare sales agents,

how to prepare your team for sales agents.

And then also, several of the pitfalls I see agents fall

into when they start adding sales agents to their team.

And then finally, we're going to talk about you

and your professional development as you grow from being

a sales agent into a team leader/CEO of your business.

But before we get started, I want to get a feel

for where everyone is in their business.

I'm going to put up a poll.

Fantastic, okay.

So, let's get back.

Here, okay, perfect.

So, nothing else we talk about today matters

if you haven't mastered the fundamentals

of running a real estate sales business.

The resiliency of your foundation

is going to determine how fast and how far you grow.

So I just want you to take a minute

and think about your systems, your checklists,

and your customer relationship management system.

If your volume grew by 40% this year,

would you and your team be able

to provide the same level of service?

And would you be able to continue to lead generate

at your current rate?

If not, this is something you need to focus on first.

Also, are you happy with your branding?

Is it up to date?

Do you have the right templates?

Do you have a marketing plan?

Do you have a past client follow up process?

And then finally, are you working a lead gen strategy

that is predictable and scalable?

I want you to find that chat box

and put a yes in the box if you feel

like you have a solid foundation in your business.

Now, after laying your foundation,

the first step to building a wildly productive team

is hiring a massively talented lead admin.

Your lead administrator is the keystone for your team.

A weak player in this role can undermine everything else

you try to do, they are the caretaker of your foundation.

And if they don't do their job,

your foundation will start to crumble.

And when that happens, you remain stuck in the weeds

with them instead of focusing on growth.

And also, your lead admin will oversee

all other admins in the office.

So, no matter how you structure your team,

they sit just below you on the org chart.

They protect you and they execute tasks for you.

So, put an oh yeah in the chat box

if you feel like you have a lead admin

who is ready to help you grow your team.

And if you're not sure, what's your hesitation?

It might be that you feel like you have a pretty good admin

but you're unsure if they have the capacity

to help you grow your business.

And it's really, that's a valid concern.

Not every admin has what it takes to make the leap

from administrator to team manager.

So, ask yourself, is your lead admin ready to lead?

In my experience, there are three questions you can ask

to help you answer this question.

The first is, do they push you?

Do they push you and projects and other people forward?

Or do you feel like you're dragging them along with you?

Next, do you trust them?

Do you trust them to be honest with you?

Do you trust them that when you give them a task,

it's going to get handled.

When they're interacting with your clients,

you trust that your clients are getting the level

of service you want, and then finally, again,

we're going to keep harping on your systems.

Do they own your systems?

Do they care that people do things the same way,

the right way, every single time?

This matters because when you start to bring sales agents

into your business, who may or may not want to follow

all of your systems, if you don't have someone

with a backbone in this world,

making sure that things are done the right way,

things will start to fall apart.

Now, today I'm going to try bust two myths for you.

And the first one is this.

There's this concept out there that your first hire

should be your last, that you should hire the person

who has the ability and desire

to grow into a leadership role in your team

and stay with you forever.

And I mean, I love this sentiment

and I certainly do know agents

who have been lucky to find someone who has stayed with them

but this is the exception to the rule.

And if you try to hire with this as your end goal,

you could miss some amazing opportunities.

Because here's the reality, if you keep an admin

for two years, you did really well.

The turnover rate for real estate assistants

in our industry is 50%.

50% turnover, I mean that's insane.

A healthy company should have about a 10% turnover rate.

And I mean, hopefully you have a better retention rate

than the average agent but even if you do,

trying to find a director of operations

when you really just need a strong admin

is like trying to learn how to drive in a Ferrari.

So, what I want to encourage you to do

is to hire for the next two to three years.

Find the person who can execute what you need right now

and has the talent and capacity

to get you to one stage higher.

And hopefully they'll continue to grow with you

but don't worry if this talented, energetic person

sitting across from you says that in five years

they want to start their own investing business

or they want to go back to grad school.

Who cares?

If in the next two to three years

they get you where you want to be in two to three years

then they were a great hire.

So, what does this path look like

from one assistant to a mega team?

So, what I want to do next is walk you through

what I would consider to be an ideal growth path.

Now, everyone's path is going to look a little different.

And this is just an illustration

but I think it illustrates some of the best practices

I've seen teams use to grow strategically

with an eye on adding, expanding the net profit

for the lead agent and providing greater freedom

and flexibility for the lead agent.

So, as when you start off, we all know how this works.

One sales agent, one executive assistant,

that's pretty simple.

Now at this point, the executive assistant

is focusing on shoring up that foundation,

implementing systems and procedures

and focusing on helping the agent generate more sales.

And at some point, the executive assistant

is going to get maxed out and it will be time

to add a second assistant.

Now this is really key.

Notice that the executive assistant manages

the next assistant, you're not managing two people.

And you want to make your second hire

somebody who complements your lead admin.

And this gives your lead admin an opportunity

to start to flex their management and leadership skills.

From there,

you may need to hire an addition admin.

And when you get to this point,

you're probably feeling pretty stressed.

This is where you start to get maxed out.

Your lead executive assistant is most likely helping you

with showings and open houses,

and this is that tipping point

when it's time to start with hiring sales people.

And this is where things get fun.

So, now you're a team leader and you have a team manager.

But notice, even though you have six people on your team,

only two of them directly report to you.

You want to keep focusing on moving up and out,

up and out, as your team grows.

You do not want a flat organizational structure

where you have five people who report to you.

With every hire, you should be getting more leverage.

And then we may eventually get to this point

where your team manager

now becomes your director of operations.

Or this my be a time when you need to level up your talent

because at this point, you are freeing yourself up

from the day-to-day interaction

with both your sales team and your administrative team.

You're on your way to what Keller Williams would call

a seventh level agent, where you're no longer in production.

So, your ability to build a team

that leverages you and generates income

without your day-to-day involvement

depends in large part on your lead admin's ability

to make this transition from executive assistant

to team manager, and in my experience,

there are six factors that impact their success story

in this transition.

The first simply is buy-in.

Do they share your excitement about growing a team?

Do they want to do this too?

A common reason real estate assistants

contact Pro REA Staffing to look for a new job

is simply that their agent went in a new direction

and didn't bother to discus it with them.

So, make sure that the person sitting by your right side,

here to execute with you,

wants to go on this journey with you.

And then next, make sure that they are actively

participating in the hiring process with every single hire.

Do not surprise your lead admin

(laughing) with a buyer's agent.

Trust me, they hate that. (laughs)

I get calls about it. (laughs)

What you need to realize is that every hire

either strengthens or weakens your company culture.

And you'll bounce back faster from a bad hire

if the rest of your team was engaged in the hiring process.

We have a client who is the manager

of a few total banker offices in Florida.

And his policy is that every hire

must interact with everybody on the team.

And they must click with them.

Otherwise, they're not hired.

He wants to make sure that there are no personality

conflicts in any of his offices.

And as a result of this and some other policies

he has in place, he has some very low turnover.

And then going along with that,

you must have clearly defined roles.

Every time you add someone to the team,

your role, your lead admin roles,

other peoples roles, are going to change.

And so you need to slow down.

And make a transition plan.

So that your onboarding process

is as minimally destructive as possible.

One of the big pitfalls I see teams make

is rushing the process and either hiring more sales people

or more administrators than they're really ready for.

Or without fully thinking out the process.

I had a top, top agent who's number one or number two

with his company nation-wide, call me a few years ago

sort of in a panic, he had four assistants,

one of them gave notice and he needed another admin

as soon as possible, and I said, yeah.

I've heard that you have a lot of turnover

in your office, he was kind of infamous for this.

And I said, what's going on over there?

He said, oh, I don't know, I don't know.

I can't find anyone who's talented

and no one will stick, can you fix this?

And I said, well, I can find you a talented admin

but I can't promise they'll stay.

Can I speak to your other admins

and just find out what's happening your office?

And he said yes.

So, basically what happened was as he grew so quickly,

he hired more people and just threw people at the problem

but never slowed down to clearly delineate their roles.

And then to add to that, every time he called

into the office or every time he saw one of his admins,

he would give them tasks but not necessarily

the task that they should be responsible for.

And then sometimes he'd give the same task

to two people, and so, I mean, it was madness in there.

So, no wonder he had turnover.

So, the solution to this was pretty simple.

We gave everybody a job description.

And we assigned a lead admin who was the only person

who was allowed to speak to the agent.

He was only allowed to give tasks to this one person.

He was not allowed to speak to the other agents,

(laughs) or the other assistants.

And by doing this, we streamlined the workflow,

we freed up the other admin's time

and the stress level in the office dropped considerably.

Now, I'm sure that nobody on this call

has that kind of chaos happening in their office

but I tell the story to just prove the point

that if you're not strategic in your hiring process

and you don't slow down and clarify roles with every hire,

the process can get away from you before you know it.

Next, you need to make sure that your lead admin,

they know that they have your endorsement.

And that everybody in the office knows

that what they say goes, they must have authority.

If you disagree with them, you disagree with them in private

and do not undermine their decisions.

Again, when you do this, when you limit their power,

and their authority, you just bring yourself

right back into the weeds and the goals here is to move up

and out with every hire.

And then of course we couldn't finish this section

without talking about compensation.

I get calls from top assistants far too often

saying that their role has evolved considerably,

the company's doing so much more business.

And yet their compensation plan has not kept up.

And so, I want to encourage you to pay attention to this.

I can't find it here but I will make sure

it's emailed to you if you don't see it

in your dashboard but I have included two handouts for you

and one of them is a resource guide.

One of the resources on there is our salary guide.

We put this out every six months.

And it's a breakdown of all of our placements

and what their starting salaries and bonus structures were.

So, if you aren't sure if you're paying a competitive rate,

I highly recommend that you download that resource.

Okay, so, I want to hear from you.

Find that chat box, everybody.

What are some of the skills that you think

an EA needs to master as they make this transition

from an administrator into a team manager?

What do you think they need to master

in order to succeed in their new role?

So, in my opinion, these are the big,

rock issues that come up as an administrator

makes this transition.

It's important to keep in mind that executive assistants

got where they are today because they were really good

at getting things done themselves.

They're not used to delegating.

The buck stops with them and now when they are given

the opportunity to delegate tasks to somebody else,

they may be afraid to let go.

Now this might familiar to some of you,

when you hired your first assistant

this was probably a challenge that you had to overcome

as well and so it's important that you pay attention

to this and that you provide some coaching

and guidance if you see that your lead admin

is having a hard time letting go of tasks

that should no longer be on their plate.

It's also important to keep in mind

that in general, administrators tend

to be less confrontational than real estate agents

and therefore, holding other people accountable,

and having difficult conversations

might be very uncomfortable for them.

So, what I want to encourage you to do

is if you see that your lead admin

needs to have an accountability conversation,

or a difficult conversation with someone else on the team,

don't step in and do it for them.

But maybe role play the situation with them.

Let them practice what they're going to say

so that they can get better at having those conversations

and they won't need you in the future.

And then, finally, again, the personality

of an executive assistant is generally

to have a careful, systematic, decision-making style.

And when you're a manager and you need to make lots

of decisions quickly, they may not make them fast enough.

And so, this is another area to pay attention to

and to provide coaching and guidance.

So now that your lead admin and your admin team are working

well, you can start to think about hiring sales staff.

And really one of the biggest pitfalls I see

with real estate teams is that they hire agents too soon,

or they hire too many too fast.

So, I want to put up another poll.

How many sales agents do you currently have on your team?

How many sales agents are on your team?

I want to encourage you to hire people

with the same caution and strategy

that you hire your administrative staff.

And keep in mind that if you want to attract

quality sales agents, you need to prepare

an environment for them and offer them value.

And I said I was going to bust two myths today

and this is the second for those of you

who have multiple sales agents,

this will not come as a surprise to you. (laughs)

But buyers agents do not equal easy money.

I talked to lots of agents who have one assistant

and they feel like they have too many leads.

And they're ready to hire a buyers agent.

And they seem to have this impression

that they'll just bring on a commissioned-only sales agent,

give them these buyer leads that they don't really want

to deal with and make 50%, it'll be easy, no problem.

And look, I don't want to sound like I'm putting buyers agents

down, they definitely have a valuable place

within a real estate team however they are not a cheap

and easy way to pad your income.

You need to expect to spend time, energy,

and money into developing your sales team.

These same agents who later on hire a buyers agent

call me surprised when their buyers agent

isn't as effective at following up with leads,

or converting leads at the same rate that they do.

And my response to them is, well,

if they could do that, they wouldn't be working for you.

They would be running their own team.

So, again, your sales team will require training,

coaching, and accountability.

And what you need to ask yourself is are you ready for that?

Do you want to spend your time and resources

developing other agents?

And it's a very valuable thing to do.

I'm not suggesting that you not do it.

I just ask that you go into it

with a full awareness of what your new responsibilities are.

And again, this is why maximizing your foundation first

is so important, you can't teach what you haven't mastered.

And you can handle more volume with fewer people

if you've laid a strong foundation.

So, the next thing, if you've decided,

yes, of course, I do want buyers agents.

The next thing you need to consider is how much control

do you want to have over your sales team?

Do you want to control when, where, and how they work?

Do you want to insist that they attend trainings?

If so, you may not be able to pay them

as an independent contractor, you may be treating them

as an employee, so if you want the most control

then one of your options is to hire them as an employee.

And either call them as salaried showing assistant,

or salaried buyers agent.

I have agents who do this and they tend to fall

in one of two extremes.

They'll either hire their buyers agents

at $15 an hour and have a commission on top of that.

Or they'll pay them a very good salary,

50, 60, $70,000 a year, and a small split on top of that.

The way you structure your buyers agent compensation

if you're going to pay them as an employee

really depends on what your goal is with that role.

And if that's something you want to explore,

we can definitely have a conversation about that.

But if paying your buyers agents on salary

just doesn't work for you, another option

which still gives you a little control

is simply to hire a new licensed agent,

maybe start them off as an inside sales agent,

and then let them grow into an independent contractor,

commissioned-only sales agent.

Under this scenario, you get to train them and guide them,

and that way they'll do things the way you want them done.

And then of course there's the traditional method

of just hiring a sales agent

and paying them a split on commission.

If you do this, you just need to be aware

that you have very limited control

over when, where, and how they work.

This is becoming a bigger issue.

There was a lawsuit,

it was called Bararsani v. Coldwell Banker.

It was settled in January of 2018.

This was in California and Coldwell Banker

ended up paying $4.5 million to settle this lawsuit.

And basically, this lawsuit alleged

that Coldwell Banker exerted so much control

over their agents that they should have been classified

as employees and not independent contractors.

And so, just be aware that your active directing

other agents could be seen as you treating them

as employees, not independent contractors.

And the more control you exert,

the more liability you expose yourself to.

So I just want to encourage you

to speak to an employment attorney in your state,

talk about your setup, and make sure

that you're not exposing yourself to unnecessary liability.

But even though we,

this is a challenging issue to navigate.

And you may not ever want to hire your buyers agents

(laughs) on salary, I completely get that.

But you can use it as part of your value proposition.

Which is the next thing we need to talk about

which is why would an agent want to work with you?

And providing a financial stability

could be part of your value proposition

along with providing leads, coaching and accountability,

your brand, these are all valuable components

of your value proposition.

However, I would argue that there is something

that is even more important than anything listed here.

And that simply is your culture.

Your culture, the way you show up

with your team and your clients matters.

And the better job you do at cultivating a strong culture,

the more likely you are to attract like-minded people

and establish a sense of community and identity

that then helps you maintain your standards.

So, at this point,

earlier in the webinar I said that there was nothing else

that was more important than building a strong foundation.

However, there is one other piece to this puzzle

that I think significantly impacts

your ability to grow into a top producing team.

And this is simply your ability to grow

from a sales agent into a team leader.

And I hear often, often from clients,

they'll tell me, I'm just not a good manager.

I don't want to manage, can you find me somebody

who could manage themselves

because I don't want to do any of that stuff.

And my feeling about this is that that's a cop-out.

When you started in real estate,

you practiced scripts and dialogs.

You role played objections, you mastered your listing

presentation and today you have significantly more skills

than you did when you started in the business.

And now you're at a new phase of your career,

with a new set of skills that you need to master.

So, I want you to think about it.

What are the skills that you need to master

to grow from being a sales agent

into an effective team leader?

For me, these are the things that I see some agents

struggle with, that cause strife and issue in their teams.

And for the teams that really are effective,

these are the things that the team leaders have mastered.

So, they're teachers, or coaches, they're mentors.

They're effective delegators, they make decisions.

And they are culture keepers.

So, are these responsibilities,

are these skills that you want to master?

And what challenges do you think you're going to face

as you're forced to flex these new skills?

The teams I see with massive turnover,

with strife, and stress, are the ones

where the team leader hasn't accepted responsibility

for their new role as the teacher,

coach, and mentor for their team.

And so, I want you to think about where

are you going to get the training and support

that you need in order to master these skills

so that you can reach your full potential with your team.

The fastest Subaru STI in the world!

I think the previous time was 9.1 so this car broke the world record

We're so proud of this Arabic achievement

When it broke the quarter mile record...

the car's time from 0 to 100km/h was 1.9s

and went from 100 to 200km/h in about 3s

an extraordinary car!

Some information about the car...

It has a turbocharged 4-cylinder engine with 4-wheel drive

These are the specs of a stock Subaru

But this car is a different story

Let's step on it to show you its power!

My God!

This car is a rocket guys! But how did they modify it?

We know Subaru engines are different than any other car

because the car has a boxer engine a "flat engine"

For example a V6 engine has 3 cylinders on each side!

They move like this!

While this car has a 4-cylinder boxer engine; the pistons move like this

2 at each side It's strange somehow!

That's why Subaru's sound is very different compared to any other car

It feels like a Porsche but with 4 instead of 6 cylinders

When Porsche introduced the 4-cylinder engine everyone thought it sounded like Subaru STI

The car is easy to drive! Even though it has a triple-clutch gearbox

A full clutch kit!

The engine basically is a 2.5 liter boxer engine

but for modifying this car they brought a brand new block

from a dedicated car-modification company

it was built from stronger materials

so that it can withstand high power

The pistons are modified, the rods, and the crankshaft

All of the engine inner parts are modified the bolts, the cylinder heads

Not a single bolt is stock everything is modified

The car is very fast! A giant turbo kit is installed in the car

With fully modified exhaust, and headers Everything is modified!

About the boost... The car has a giant turbocharger

The minimum boost is 2 bar and the max boost is 3 bar

Impressive numbers for an impressive car!

A legendary car!

The car has a fully modified fueling system including fuel pumps, and giant injectors

to ensure the optimum combustion as the car greatly depends on it

As we said before the turbo boost is 3 bar inside the chamber

The modification job also included a giant front inter-cooler

You install a sequential gearbox for quick accelerations, and quick shifting

The inner parts in this gearbox were modified to withstand great horsepower

and it's very quick too

shifting gears takes 35millisecond

Look how it down-gears!

A quick explanation about this gearbox!

It's used for race cars and fully modified car

because it's very quick and can withstand high torque

How to drive with this gearbox...

As you can see it moves up and down

When you move the lever up, it shifts to lower gear

and when you push it down it shifts to higher gear

When you drive slowly you must use the clutch pedal to shift gears

If you are going fast you don't need to use the clutch pedal

Just for the first gear then you don't use it anymore

Just push the lever down and don't even lift your foot off the gas pedal

keep stepping on it and just shift the gears

to ensure the best acceleration possible

We can see how violent the gearbox is when we shift gears

The car has a modified ECU A MoTeC M1 ECU Package

The latest MoTeC ECU

Why did they use this package? Because the car is a bit complicated

All the of car's systems ABS, TCS, etc… are connected

So MoTeC operates all the systems harmoniously

The car has the latest MoTeC system

For example if you use regular pump fuel

The car will work just fine

Because there is a software dedicated for this kind of combustion

A sensor reads the quality of the fuel before it enters the chamber

and prepares the right software for the best combustion

If you use race fuel, the sensors know and prepare the software accordingly

If you use ethanol, it knows the exact percentage

and provides the matching software

The car is very complicated and developed

The driveshaft is also modified and it's made of carbon fibers

to withstand high power and provide the best power delivery to the wheels

The rear differential lock is modified and so are the rear axes

Every bolt is modified !

The car's wheels are modified lightweight alloys to provide the best performance

The disc brakes are modified and so are the brake pads

to provide the best braking

The sequential gearbox is such a delight! It feels like driving a race car

My god!

A race car that you can drive on the streets

It looks so innocent like ordinary cars

but it's a wild car basically!

So beware of these cars "sleepers"

Wolfs in sheep clothing!

A carbon fiber hood to reduce weight

The trunk door is also made of carbon fiber to reduce weight

There are adjustable shock absorbers, TEIN suspension coilover

You can raise the car or lower it

make the ride harder or softer as you want

You can adjust it the way you like to drive it on the streets

or on circuit tracks

It's coordinated to work effectively with the gearbox and the ECU

It feels like driving a race car on the street

This sequential gearbox is very advanced

It has a sensor that can tell when you want to shift

There is another sensor down there to ensure the gear is fitted at the same second you shift

The car is very complicated Not anyone can modify the car like this!
