I have people tell me things like well Tony you know you're

successful in your life because you know after all you're so motivated I'm just

lazy I tell people you're not lazy you just

have infinite goals what we want to do here is get some goals that'll drive you

some goals I've got some power behind them and the way to do that realize that

right now you're about to create a real future that can make a major difference

for you that right now you're not just writing words down on a page that even

though you don't know how this is gonna happen yet that if you get something

that you really want and you make it strong enough and you find strong enough

reasons you will find a way I've been goal-setting workshops like

this in seminars for years and what's amazing is the kinds of results that

people generate I remember where a woman stood up and said I want to set a major

set of financial goals and that's part of what we're gonna do in this workshop

she said I want to make a hundred thousand dollars and I want it in the

next seven weeks the challenge I had when she said this was hey wait a second

we a seven weeks is too short a period of time this woman's never made over

thirty thousand dollars in a year in personal income I'm actually gonna make

a hundred thousand dollars especially when she has no plan now on the one hand

I'm not supportive of just setting goals arbitrarily like that on the other hand

Who am I to say what you're really capable of or not capable of I think

it's true that sometimes people set up goals that aren't realistic meaning they

really have no clue how can be pulled off but I also know that there's

tremendous power if you get committed enough and so as I started to tell this

woman well maybe I ought to relook at your goal she was so strong about it

that I decided to just let her keep it Who am I to stand in her way and a good

thing I didn't six and a half weeks later she won the lottery and made

exactly a hundred thousand dollars now what's really interesting about this

story is six months later she came back to a seminar and we talked about in the

seminar what she had done she said another goal that within six months this

time it wasn't quite as urgent she's make one hundred and fifty

thousand dollars well she made two hundred thousand dollars again through a

lottery now I'm not suggesting set a bunch of lottery goals here by any

stretch and I'm not big on it I don't buy lottery tickets but I just want you

to realize there may be a level of understanding about how to manifest

goals that's beyond what you are I consciously understand and this woman

certainly was pretty good at it she's not the only person I shared her story

one time and a couple from Detroit listen to the story got really inspired

they just said hey as long as she can get this why doesn't she ask for bigger

numbers we were gonna do this thing and we're gonna make a million dollars and

I've gotta kind of grit my teeth and I said look that's not what I told the

story for but they got so into it and they followed all the instructions they

set their goals they got strong enough wise they craved the pressure and they

did something else that I teach and that is to make your goal so real to get once

you know what your goals are to make them so real in your mind that it feels

as if you already have them when you get to that level where your brain actually

believes it's already happened something clicks and often times within a short

period of time that goal becomes realized I mean in physical situations

things start to happen I know this sounds metaphysical but all I can tell

you is it's worked in my life and it's worked for other people this couple went

back and started telling people they'd won this lottery and I kind of quite

honestly got a little upset they said look you said make it real it's so real

for us now I mean we have a hard time distinguishing and sure enough they did

not win the lottery two times in a row but the third time they won and they

went over 1 million dollars their story's pretty legendary in our alumni

group in the Detroit area in fact across the country so I want you to know that

people around them said they were nuts but they understood the power of being

able to create something first in our mind everything around you in your life

right now started out at one time as a thought I mean think about it

what are some things that you have in your life right now some relationships

some people some skills some beliefs maybe a job that once was nothing but a

goal you're in that same moment now of creation

one of the major reasons for setting goals is for what they make of you in

achieving them my teacher advised me when I first got

started at age 25 he said Jim why don't you set a goal to become a millionaire

he said it's got a nice ring to it you know enough zeros to impress your

accountant and he said I'm here to help you you're only 25 years old you've been

to one year of college you've got a beautiful family every reason to do it

why don't you set a goal to become a millionaire and he said here's why and I

thought he doesn't need to teach me why wouldn't it be nice to have a million

dollars he said no then you'll miss it he said

here's why for what it will make of you to achieve it

I'm telling you that statement changed my life set the kind of goals that will

make something of you to achieve it he said now once you become a

millionaire or what's important is not the money I thought that's kind of

strange teaching he said honest it isn't important he said you could just give

the money away now I did better than that

I lost it all the time I was 31 I was a millionaire by the time I was 33 I was

broke and I'll tell you a little bit about that story later but when I lost

all my money guess what I found out mr. Joffe was right what was valuable was

not the money what was valuable was what I became to earn the money the skills I

had the knowledge I had about the marketplace the values that I had going

for me they were more valuable than the money and here's an important statement

to remember it's not what you get that makes you valuable it's what you become

so part of the key here is to set the kind of goals that will make something

of you don't set them too low so that you don't have to grow and you don't

have to read and you don't have to try and you don't have to stretch don't set

them too low and then don't sell out don't go for something that's gonna cost

you your virtue or cost you your values or sell out your principals there's a

good middle road here to follow goals that will inspire goals that will help

you grow change develop and become better than you are the major key to

your reaching your goals as you nobody's gonna work on your dream harder than you

trust me on that one you've got to take responsibility to make it happen if it

happens when you come out the gate fire but if you fail so what come back again

and again and again and again if it's something that you love if it's your

passion until you do it George Bernard Shaw said the people that make it in

this life they look around for the circumstances that they want and if they

can't find them they create them here's something else it's hard when I bought

the first home for my mother and they did it and I didn't do a title search

and a guy sued me and I had to move out from the big beautiful home I bought it

to a roach-infested home I moved her out of and the neighbors came out and said

maybe y'all back yes what happened my boy lost the house he didn't do a title

search and we had to get out of their foreclosed on the house he didn't have

the $50,000 to pay the guy who put a lien on the property it was devastating

but let me tell you something it was worth it

because I came back 90 days later I got a bigger and better house ninety days

later I stayed focused on the goal and that's the thing that you want to do

stay focus on your goal keep the main thing the main thing you're going to

have distractions that's a part of the process it's not there to stop you it's

only there to challenge you you want to grow through it you know I think it was

Roberts you lose that tough times never last but tough people do keep the main

thing the main thing you going through hell don't stop keep moving that's the

name of the game keep on swinging one of my favorite movies is Cool Hand Luke and

and and then Paul Newman I don't know if you've ever seen the movie but there's a

scene where Cool Hand Luke is fighting a guy god big dude just kept knocking him

down BAM that kept on knocking about cool hammer

get up he'd knock him down BAM and pretty soon the guys the feel

decides they stay down cool head stay down

cool head and Luke would get back up again God knocking down bear the guys

say stay down man stay down cool him would get back up again got

knocking down bear and after a while the guy got tired of knocking cool hand down

and cool hands stood up everybody could walk away and he was still swinging in

the wind Reagan nobody was there but him that's

who I am Cool Hand Luke that's who you want to be cool head look you keep on

swinging and the universe will yield to you it will dispatch angels to come

rescue you and say back off give him what he wants give her what she wants

let's go find a whip today that's the way life is it's hard but it's worth it

what it will make it worth it for you Nietzsche said if you know the why for

living you can do almost any how I want you to take the time and write down 12

reasons on why you won't fail because when the tough times come and they're

going to come when life hits you on the Blind Side and that's going to happen

your children start going crazy or someone you thought you'd be married to

for the rest of your life like I went through it and they decide they want a

divorce call life what is it that can keep you

going your reasons will be your rod and staff to comfort you to take you through

that process I can tell you it's possible you can live your dreams it's

necessary that you surround yourself with people you can learn from and grow

from that you write your goals up you work on them every day that you have a

made of mine I'm going to make it it's necessary that you constantly work on

yourself reading positive material listening to positive material going to

seminars and workshops investing in yourself getting a coach and it's you

you've got to take personal responsibility to make it happen those

see yourself as a victim and it's hard it's hard changing your life is hard

getting up working when you're in pain is hard it's hard it's hard working when

you are trying to make something happen for you and the family and you go home

and you're facing a living hell where you need to refuel and replenish

yourself mentally and emotionally and spiritually and you got a battle in your

home base it's hard to keep his spirit up it's

hard and people don't see the vision they don't believe in you they say oh

you can count on me and they're not there they just lied

they're only there when they need you it's hard I can tell you it's worth it

the sacrifice that you have to make I can tell you from my experience it's

worth it so take the time to write down what are those twelve reasons of why you

won't give up what is it that will make it worth it for you and once you find

that you will create some momentum in your life and then it's done I don't

know what your goals are I don't know what your dreams are here's what I know

about you you have greatness within you here's what I know about you and I don't

even know you but based upon my own experience you were chosen on purpose

for a purpose one out of 400 million sperm you have greatness within you but

greatness is a choice it's not your destiny it's a choice that you have to

make every day choose ye this day whom you show serve the mediocre part of

yourself or the greatness that you were chosen for what does it take to

successfully create a lasting change in your life to not only have a new year's

resolution you fall through on but really have a lasting change well the

first step for lasting change is very much like making a new year's resolution

fundamentally it's the same the first step is you gotta have a vision a vision

for what it is you really truly want not what you think you want or what you

should have I mean what most people's New Year's resolutions I'm gonna stop

eating sugar you know I'm gonna stop smoking I'm gonna lose 10 pounds problem

with that is it's not very inspiring for most people you know it's not telling

you what you're gonna get it's only what you're not gonna do and it's kind of

hard to have you move forward with that a vision is about what you're here to

create a vision that really works is one that excites you if you say well my you

know my resolution my goal my outcome for this month this week this year is to

lose X number of pounds that's okay but it's not very compelling it has to be a

compelling vision it's gotta have something has the power to pull you

not something you have to push yourself to do those are two different kinds of

motivation push requires willpower and willpower never lasts what will last is

pull having something so exciting so attractive so some of you desire so much

that you have a hard time going to sleep at night and get so up early in the

morning to a rocket and take it to the next level that's what you're looking at

great and that wasn't easy to get but one of the reasons we do seminars and

events be saying you know why do that why isn't why not just read a book or

something is because when you give it an environment where you're with people

that are being put in a peak state like when you're going to a sporting event if

you watch the sporting event at home it might have a certain level of excitement

but when you're in a stadium with 50,000 people suddenly it has a whole different

level of intensity when we feel that and the bottom line of our follow-through

comes down to our emotional intensity in a different state of mind you're gonna

come up with a much better and more exciting vision than if you're sitting

the couch going okay what are my new resolutions for this year and you're

doing it the morning after the new year started and you're a little inebriated

and the football games on in the background probably not gonna have the

power of focus they're probably not gonna have a power of the energy to

create something that's gonna pull you for this year and you got to do that so

it's got to be a vision that's compelling something that you know it's

gonna be a gift to make sure that it happens and also along with that

compelling vision you gotta have strong enough reasons that you're gonna follow

through and the going gets tough that's one of the biggest things missing for

most people they say this is what I want to do it's not very exciting it's not

very compelling but most importantly they don't have strong enough reasons to

push themselves through what's gonna be necessary to get that dream to get that

goal when the inevitable challenges come up when you're starving hungry and

you're trying to go on a diet right when you got no time and you're stressed out

and you haven't worked out still that's what you're supposed to do when the

economy gets tight and what you thought you're gonna do it doesn't work and so

you give up on the goal instead of finding another way to get there you

don't let the fear take you over if you got strong enough reasons those reasons

can be positive or those reasons can also be negative they can be if I don't

do this this it's gonna cost me and if I do to this this is what I'm gonna gain

in my life reasons come first answers come second

if you get a compelling vision and you got strong enough for reasons that will

push you through the tough times you're gonna do things other people don't do

instead of collapsing even if you get off target you won't go oh I blew it

you'll get right back on target make the change make things happen and I know

you've done this in many airs your life just think about it again and I'm not

teaching you something really new here today I just want to remind you of what

your soul knows you got a change you got to be proved and you've got to go

through a simple process fundamentally to make that progress first step vision

that's compelling second step make sure that they're strong enough reason to

follow through third step you've got to review it and feel it

every day I mean anything if you ever had this happen in your life has there

been anything in your life that you've ever wanted so badly you were so

desirous of it yeah it's such a hunger for it that you couldn't stop thinking

about it could been a career move could have been when you're a kid a car it

could have been a relationship it could have been anything but you were obsessed

you wanted to make this happen you wanted to attract this to your life you

wanna you just wanted something and you didn't even know how to get it but it

was so compelling to you kept thinking about it every day and visioning and

imagining it feeling it and then stuff happened and suddenly you started to

attract people or situations to your life and it just came together like you

didn't even have a total plan it was just that it was so a part of your focus

with so much intensity and emotion so often that it sensitized you to notice

anything that could get you there there's a part of your brain called the

reticular activating system for short we call it the RAS that part of your brain

determines what you notice in the world and it's really important because when

you set a goal when you get really clear in a vision they're strong enough

reasons and you review it enough it becomes a part of you that part of your

brain says anything that relates to this I need to notice it's like did you ever

buy a certain kind of car or maybe a certain outfit and suddenly you see that

car everywhere those outfits everywhere well you know the cars were always

around but why do you see it now because your Ras knows this is important this is

part of my world now similarly when you really get clear and it's compelling and

you're reviewing it every day that strong reasons you're viewing it every

day in your feeling it the brain becomes incredibly

acute at noticing anything to get you to move forward and so that's the power of

this so you know what do people do with New Year's resolution they come up with

something they kind of want it's not a compelling vision they don't really have

strong enough reasons and they never review it again until to notice that

they broke what they said they really want to have make happen because they

didn't really resolve if you resolve you got the vision it's compelling you

review it daily and you feel it you envision it and you experience it simple

as it sounds you

LaLiga Preseason 2018/2019: Deportivo Alaves - Duration: 1:47.

Over the course of last season, Mendizorroza saw no fewer than three coaches take charge of Deportivo Alaves.

The campaign went from bad to worse… until the arrival of Abelardo.

He took the helm of a side in a very delicate situation and led them to safety with games to spare.

The achievement earned him the chance to start this season with the club.

The club from Vitoria are keen to avoid a repeat of last year's suffering.

To do so, they've brought in proven goalscorers.

That's the case with Borja Baston, who has experience finding the net in LaLiga Santander.

"I'm very happy to be here. I come here with a lot of excitement about trying to help the team in every way possible,

and I want to show my best form. I hope it's a great season for us."

The most recent incorporation is Patrick Twumasi, an international for Ghana.

Jony, Guidetti, Ximo Navarro and Rafa Navarro have all joined Alaves.

They will all be targetting survival in LaLiga Santander for another season.

Abelardo's men will aim to make the season much more comfortable than the last campaign.

As ever, Mendizorroza will be willing them on.

How to Use A/B Testing to Increase App Conversion Rates (CRO) - Duration: 3:04.

Following our last video about graphics, we've been getting asked "We changed our

graphics, but we're still not seeing much improvement. What can we do to improve

our CvR?" This episode, we help you get to the bottom of this.

Welcome back ladies and gentlemen

to another episode of ASKyH, where I offer you ASO tips and

terrible punchlines. I'm Mike and I'll be your ASO specialist for whatever reason

they keep letting me do these things. A/B testing is a crucial part of the ASO

process, specifically when thinking of how to increase conversion rate. When

talking about a/b testing, we must be very clear about the significant

differences about the two main platforms - Google Play and the App Store.

Testing on Google Play is so easy that your pet monkey can do it. It should be done on a

regular basis and should be part of your long-term ASO strategy. Within the Google

Play console, you are able to test different aspects of your store listing,

while choosing between a global test and a local test.

That's right - you, yes YOU,

you can decide the audience percentage you would like to send each variant to. The best

part about it is that it's absolutely FREE.

For example, me and my friend Doug are

sitting in the same room and we're running a test for the icon color.

There's a potential that Doug will get a different colored icon than myself. The

cool thing about it all is that's happening live within the Google Play Store.

Until recently, there was no option to directly a/b test in the App Store.

Apple simply did not allow it. However, there is now a new feature on Apple

Search Ads that allows the developer to test different screenshots and videos.

The testing is limited to factors such as videos, screenshots, orientation

(horizontal or vertical) and order.

Another option could be using third-party

companies that have developed a method of imitating the a/b testing process and

could potentially help provide you with the results you need. These companies

create what we in the industry like to call a "squeeze page".

This is page between the user and the app store page. This page is identical to the App Store page so

the user thinks that they have reached the app store page.

However, when the user decides to click 'install' on the squeeze page, they'll be redirected to the App Store

page. This will create some friction in the user's install funnel, due to the fact

that the user will be surprised to see the app has not begun to download.

Instead, they will be redirected to the app store page to click install again.

Not only is this not the optimal way to a/b test, it's also not free. When doing

an a/b test on iOS, you need to pay twice - once for the a/b test itself, which could

go up to thousands of dollars just for one test, and the second time for a unique

paid traffic source to direct to your squeeze your page's URL. To be fair, a/b testing on

iOS has an advantage over Google Play because you will get much more insights

into your tests from these third-party companies. Ultimately, the decision is in

Ruling party vows legal action on BMW fires and consumer safety - Duration: 1:57.

With dozens of late-model BMWs catching fire recently in Korea, lawmakers called in the

chair of ther german car giant's local unit for an emergency meeting.

The ruling party vowed to quickly provide legal solutions to the matter.

Kim Mok-yeon gets us up to speed with the developments.

Ruling party lawmakers on the National Assembly's Land, Infrastructure & Transport Committee

held an emergency meeting on Monday to discuss the string of fires involving local BMW sedans.

In the hot seat was the chairman of BMW Korea, Kim Hyo-joon.

As the meeting kicked off, the floor leader of the Democratic Party of Korea, Hong Young-pyo,

pointed out the seriousness of the issue and promised that the ruling party will work to

tackle the problem.

"The BMW problem has highlighted the need for a change in the current legal system,

especially when it comes to products directly linked to safety.

We will try our best to improve the system in the September regular session."

The committee's number two, Youn Kwan-suk , said they would come up with preventation

and compensation measures that can reduce public anxiety and ensure safety on the road.

"We will come up with constructive remedies such as strengthening the system for punitive

damages against manufacturers that deliberately fail to take action against defects.

We will also provide legal grounds to ban the driving of problematic vehicles."

Korea's vice transport minister, Kim Jeong-ryeol, also pledged to do everything possible in

the on-going investigation and to cooperate with the justice ministry and local governments

to improve the current system.

In response, BMW Korea Chairman Kim Hyo-joon apologized for the problems caused by the

German automaker and promised to comply with the government and the legislature to find

the cause of the fires.

"We will not leave any room for unanswered questions in the investigation.

We will do our best to finish the recall process as soon as possible and not cause any more

concern regarding the public's safety."

August Urban Garden Update | Garden Tour | Los Angeles - Duration: 6:58.

August the 4th and this is the prettiest corner of my yard. It's in the morning

spotlight about 8 a.m. If I'd known my Princess Flower was going to come back

to life I never would have planted this Weeping Acacia.

The California Fuchsia is gorgeous,

and with the petals of the Princess Flower dropping all around, it just makes

the parkway so colorful. And then we have this bright splash of fuchsia of the

zinnias. And the squash, this is obviously a summer squash, and I've only had male

flowers, so no fruit, a lot more flowers but all male.

This is one of my most productive tomato vines, and I was hoping the name was on

it and it's not. I don't remember what I planted now. These are very tasty but

this vine is had a lot of disease, also.

The Black Trifele is probably my biggest producerl I think I had three or four

plants, and the tomatoes are big and dark and juicy, but not without disease. This

is covered in mildew. It almost looks like gray mold, but I think it's powdery

mildew. Over here, this is interesting I just discovered. Thought I had dropped a

paper towel in here, but, no, that is fungus of some kind. There is a fungus

called Dog Vomit. It looks similar to that. This is the Indian Worchester Red lima

bean, and it is producing, not without some blight, though.

It's always something eating something. These are the scarlet runners which I'm

just drying. This is more of a pink tomato, too, and it's a volunteer, so I

don't have a name. Some of my cucumbers did make flowers, so... I just saw a bee on

this, so maybe I'll have some cucumbers. The scarlet runners are still blooming,

going up into the tree. It'll be interesting to get those down. Here

sits my new table, right in the middle of the space. It's great for working, though.

A lot of advancement of the disease on my peppers, but every one of these has

peppers on it. These are really pretty, what are they? They're purple. Oh, this is

Violet Sparkle, and this is Sweet Sunrise. This plant is not very green. This is an

Autumn Bell, although it's very skinny. Another Sweet Sunrise. They're not very

shiny. This is another Chinese 5 Color, and here you actually see the

colors, I guess, yellow, orange, and purple. That's my Vietnamese chili. This is Black

Finger. I grew that last year. These will turn red. Everything's dropping leaves.

It's very scary. Remember that handful of compost that

Eric put in every pot from the worm bin? Just in this one handful there have to

be 20 tomato sprouts. Smells wonderful, but it's a little late

in the season to start Tomatoes. This plant has one pepper and every leaf

looks bad, so I have a feeling when I take that off that'll be it. Look at the

size of this Kapya, whoo, that's gonna be ready to harvest pretty soon. And these

are growing straight up. What's this? Lipati. This is another variety that was

sent to me, and this is Chinese 5 Color, again. Okay, Sweet Apple, what do you know?

I didn't know I was growing a Sweet Apple this year. That's another Lipati.

See here's another major yellow leaf. I

really don't know what to do. These black turtle beans have just been eaten up by

pests.

How to Build a Democratic Smart City - Duration: 7:36.

The idea of the smart city isn't new.

It's typically been used by corporations to sell the utopian city of the future.

When people use the term smart city, it's usually to describe

the use of data and technology in cities.

And whether we call them smart cities, intelligent cities, or data-driven cities

doesn't really matter — they're here and have been for years already.

Instead of being utopian, modern smart cities pose real challenges

to our society, our democracy and our sovereignty.

There are many approaches we can consider,

to get to a democratic and just smart city.

But we have to want to push past dystopia

and explore solutions for the challenges that smart cities present.

The urgency to consider these steps

was taken to a whole new level in the fall of 2017

when it was announced that Sidewalk Labs, a sister company to Google

and Waterfront Toronto, a tripartite Canadian public corporation,

would collaborate on a smart city project called Sidewalk Toronto.

Instead of retrofitting an existing part of the city,

they aim to create an entirely new neighbourhood

on an empty 12-acre plot of land.

The world's first "neighbourhood built from the internet up,"

as Sidewalk Labs likes to say.

We're well into the project

and there is a long list of unanswered questions about it.

I think it's important to look closely at how things play out in Toronto

not only for the sake of Toronto and its residents, but for other cities too.

Sidewalk Labs sees Toronto as an experiment

that can be exported to cities around the world.

So, what are cities to do when big tech companies come to town

with promises of better urban living and economic development,

all within a matter of years, not decades?

It's an appealing sell, but we need to talk about

what the costs are, and what the trade-offs are —

what it means to cede power to corporations

in the rush to do the next innovative thing.

The smart city deal that's on the table for Toronto

should be considered somewhere between

"highly contentious" to "democratic emergency."

However, some ideas about how to handle the challenges

that these types of deals present are beginning to emerge.

Here are five approaches from a growing list on how Toronto, and other cities,

can address smart city challenges.

The first approach is to make the procurement of technology in cities

open and transparent.

The importance of this can't be overstated, as it will set the tone

for everything that follows.

Unfortunately, in Toronto, the opposite has happened.

Despite initial promises of open and collaborative co-creation,

the process has been anything but.

And this is where other cities can start to take notes:

don't go down any smart city track without first having public buy-in.

Speak to residents early and often to learn

what they need and want from a smart neighbourhood.

And don't make a deal with a tech giant and then keep residents guessing

about what the project will look like.

That's the first approach.

Remember the era of public safety campaigns?

Fire safety? Seat belts? Atomic bombs?

That's where Sidewalk Toronto should be

with public education on data and technology

And that's the second approach —

public education for any smart city project.

There are important questions about smart cities that need to be raised,

and in order to raise them, people need to be educated about them.

You can't consult with people on things that aren't generally understood.

If you do that, then the fix is in.

We need to be asking and answering questions like:

How does the Internet of Things work?

How does surveillance work?

How will data be shared and with whom?

What data will be collected and why?

What are the existing laws and policies that govern data?

One of the biggest concerns with a lack of public education

is a lack of understanding related to data collection,

which brings us to a third approach —

cities should consider civic data governance as a government responsibility.

To date, personal data collection, privacy and surveillance

have sat at the centre of the discussion around Sidewalk Toronto.

Consistently, however, these discussions begin with "what will you do with my data?"

rather than "why do you need my data at all?"

It's as if data collection is mandatory. It's not, or at least, it shouldn't be.

The idea that Sidewalk should be collecting people's data needs to be interrogated.

Until that question is answered, the data produced by residents in a city

should be controlled by residents and their elected governments, not a corporation.

We also need to get better about talking about data.

There are so many different types of data:

personally identifiable information;

aggregate and anonymized data about how people move around in the city;

environmental data (geospatial data, maps, pollution information);

infrastructure data.

Each type of data, and the context in which it's used,

comes with its own set of considerations,

including: whether it should be collected at all;

whether the data should be closed, shared, or open;

and also whether it should be commercialized or used in intellectual property.

It's also important to note that human behavioural data

needs to be treated very differently than other types of data.

Along with a re-think on data collection,

we also need to stop thinking of smart cities as a technology issue

and see them for what they a really are — they're a political issue.

That's the fourth approach.

The way a smart city works is direct a reflection of its political leadership.

This has been demonstrated in several cities around the world.

Barcelona is one of them.

In 2015, Ada Colau, a progressive candidate, won the mayoral election.

Her campaign has been described by some

as a response to the previous mayor's corporate smart city movement,

and as a result, Barcelona has instituted policies to guarantee open procurement,

resident control of data and technology-driven civic participation.

Without the type of political leadership that Barcelona has shown,

tech companies will try to exert their influence on cities

and will be doing so in a policy vacuum.

Finally, a fifth approach:

Policies that exist today, from the municipal to the federal level,

were largely developed prior to the internet era.

To address this problem, governments could consider

an agile approach to policy making.

If the policies don't work as intended, they can be changed

or dismantled entirely.

Governments cannot continue to save up these compounding problems

and then try to address them all in one go.

Locally, this could look like resident-led digital master planning.

This would put residents and cities on a path to prioritize local issues

and define a coherent plan for a technology policy that supports them.

Globally, cities could collaborate more when it comes to new technology.

With smart cities, this could include:

building smart city technology with open principles,

and creating open, shareable infrastructure,

patent pools, open source code and digital infrastructure standards.

Governments are perfectly positioned to support and leverage open source software.

This process might not sit well with all politicians,

but agile policy making is something governments will need to get comfortable with

to break this habit of being behind the technology sector.

The threats that smart cities pose to democracy are real,

but the good news is that there are these and other ways to begin addressing them.

It's time to rethink how technology is deployed in cities.

It shouldn't be there to track, monitor, profile and profit from residents.

Instead, it must support local needs,

democratically informed policy and social justice.

And if this isn't what's for sale, then cities should stop buying.

Some of the most common mistakes people make during the probate process are;

One, waiting too long to start.

Many clients will wait months or years or even decades to begin the probate process.

Number four, playing the market.

So under Georgia law, the executor or administrator has only the task of gathering,

conserving, and distributing the estate assets.

They are under no obligation to invest estate assets for growth. I strongly recommend that you

keep estate assets in the safest possible accounts. Such as a

savings or money market account. If the executor or administrator gets

involved in risky investments and they lose value. They will be liable for breach of fiduciary duty.

Number five, mismanaging real estate. Unless a property is left explicitly to one person in the will, it's very

difficult to balance the interest of heirs and beneficiaries regarding that property.

However, in the

absence of unanimity, Georgia law allows the executor to sell or transfer the property for fair market value.

Administrators can do the same with court approval.

However, before authorizing

Any improvement to the property to increase value

The administrator executor needs to consider whether they're authorized to spend estate assets to make such improvements.

They should be careful

Additionally not to hold on to a house for too long. While the house is part of the estate,

Number seven, distributing the estate too soon.

It's incredibly important as well for the administrator executor to not cave in to pressure from

beneficiaries or heirs to distribute the estate before all creditor claims and expenses have been paid.

If the estate ends up short of funds due to early

distribution, the administrator or executor

will have to either gather that money back up or end up personally liable for that debt.
