Let's get to the question!
"Mr. Mohr, we are getting our home ready to sell soon but have never done this before.
What should we focus on?
We don't have a lot of money to invest in the place and we need to get all we can when
we sell.
My mom says that you are the local real estate expert.

So this is really interesting and I think that this is one of those things that people
don't realize... it doesn't take a whole lot of money to get your house ready to put on
the market.
They don't and sometimes they're spending too much money.
Our goal is to get you the most we can.
Right.
Last year, over 1000 agents were interviewed and asked: what are the top 4 things someone
can do, that are the least expensive, to get your best bang for the buck?
Number one is cleaning and de-cluttering.
Yes!
Everybody knows how to clean but not everyone knows how to de-clutter.
We get used to our stuff being around and we don't want to let go of our stuff because
of convenience.
You have to remember, this is not about convenience.
Living in your home and having your home on the market are two different worlds totally.
Right.
Adapt to the world of...
I don't live here right now, my home is on the market... and you'll sell it quicker.
The second this is lightening and brightening.
Is this paint?
Painting helps, but keep it minimal.
Put new light bulbs in, take the screens off the windows, open the blinds.
We're talking minimal stuff.
The third thing is hire a professional to stage your home.
Again, we get used to our stuff, but it doesn't always show the house best.
I think people are afraid to do that, because they think it's going to be really, really
expensive.
It's not.
If you just have somebody come in and do it one time!
We're talking about a multiple hundred thousand dollar and what I'm talking about here is
spending less than two thousand dollars to get it looking good.
I love that.
The fourth thing is really, really important.
Curb appeal is absolutely critical.
When somebody pulls up to your house, they're going to assume that what's going on on the
outside is also going on on the inside.
Make that yard look great.
